THE BUYING PROCESS STEP BY STEP
PREQUALIFICATION
This is the first step in the process. We can assist you with this step and help you get the best finance rates and options available. Using our preferred lenders, which we have at every lending institution in the area could save you thousands. Consider these questions!
1. You can, and should, get pre-approved for a mortgage before you go looking for a home
2. Know what monthly dollar amount you feel comfortable committing to and don't max yourself out
3. Think about your long term goals and expected situation's to determine the type of mortgage that will best suit your needs
4. Make sure you understand what the prepayment privileges are, payment frequency options and early discharge penalties. This knowledge could save you money during the term, in the long run, and if you want to get out of the mortgage early.
5. Ask if your mortgage is both portable and/or assumable
6.Dealing with a Morgage expert is a serious consideration
IDENTIFYING WHAT YOU WANT
Once you are pre-qualified, we will determine how much you want to spend on a house and where you would prefer to live. We will review the homes for sale in your established price range and preferred areas. We can narrow the many listings down to the properties that suit you best. You don’t have to waste your time looking at houses that won’t work for you.
HOME SEARCHING – EXECUTIVE BUYER SYSTEM
Whether you are an active Buyer now or looking for the future,
I will personally set you up to start receiving emails of listings within your criteria and price range. Initially, a potential large list will be sent to you of existing properties for sale. After receiving this initial list, only new properties for sale will be emailed as they come up on my Realtor system.
MLS.ca and other sites upload the next day for the general public to see NEW listings. Being on the system and checking your emails religiously, gives YOU the opportunity to BEAT OTHER BUYER'S to these new properties for sale.

VIEWING HOMES
This next step is likely the most fun of all, looking at houses from the inside. Usually with the screening process, you will be able to choose a home from the selection we look at. When you find a home you like, we will review all the pertinent information, the property disclosure statement, utility and property tax costs and sometimes more. I will coordinate all of this for you so we can make an informed decision.
WRITING THE OFFER
We will assist you in writing the best offer possible while ensuring your interests are being protected. Our goal will be to help you get the best possible terms on your new home. Some purchasers choose to get independent legal advice prior to signing and submitting the offer to the Seller.
AFTER THE OFFER IS ACCEPTED
There are a few details to deal with at this point. We will ask you for the deposit check. This check will be cashed within two banking days, so ensure you are prepared for that. It is also time to get the offer to your lender for approval and an appraisal, arrange insurance and, arrange a home inspection, etc. We will have a few days to get all these conditions waived or fulfilled.
THE OFFER IS NOW A FIRM SALE
The home is now nearly yours. Our office will send all the documents to your real estate lawyer. They will be in touch with you just prior to closing date to schedule an appointment.
THE FINAL WALK-THROUGH
We will tour the home with you prior to your taking possession to ensure all the goods included are there and everything is in working order and ready for you to move in.
IT’S YOURS!
This is the point where you now own the home and you can move in. The lawyer will give you the keys. Congratulations!
RELATIONSHIP
Through the Home finding process, we will build a Client/Realtor relationship. Our job is not finished. We will follow up and be in touch with you from time to time to answer any questions, give opinions on how to increase and protect your home's value and be available to help friends and family with their Real Estate needs.
